Bagenalstown — about 16 km from Carlow

Plastering in Bagenalstown

Bagenalstown is a stone town. Walter Bagenal laid it out in the 1700s, the mills along the Barrow made it, and the courthouse and the railway station are both cut stone. Many of the houses in the centre are of the same period and built the same way, and that changes what a plaster repair has to be.

It is sixteen kilometres from Carlow, close enough for a single repair. Plastering starts at €150, labour only, in writing before anything begins.

Why old walls are a different job

Solid stone and brick walls were built to take in some moisture and let it out again, and their original plaster was usually lime, which moves with them. The common failure in a house like that is not the old plaster — it is a later repair in cement or modern gypsum that is harder and less breathable than the wall behind it. Damp gets trapped at the edge, the patch loosens, and it falls off taking some of the original with it.

So the first question on an older house in Bagenalstown is what the wall is and what is already on it. A patch in the wrong material comes back. Where a wall needs specialist lime work beyond a repair, I will say so rather than plaster over the problem.

What I repair

  • Blown and hollow plaster cut back to sound and patched
  • Cracks across ceilings and along old repairs
  • Walls marked by damp, once the cause has been dealt with
  • Holes from old fixings, pipes, radiators and removed fireplaces
  • Plasterboard and skim in the newer houses and extensions — joints, corners and dents
  • Whole rooms skimmed flat ready for paint

Price and painting

€150 is the start, labour only. A single patch stays close to that; a room is priced on its area and on what is under the surface, which is why I ask for a photo first. A repaired patch shows until the wall is painted, and room painting is from €250 — cheaper booked with the repair than on its own later.

My work carries a 6-month guarantee.
